If you’re looking for a new office space for your business, there are a few things to consider before you take the leap!
We’re here to cover the basics to help you get a better idea of what you need to be looking for in your office space, to make the decision less overwhelming and so that levelling up your business is easy.
The first thing and arguably most important thing to consider is the location when it comes to your new office space. You need to look for a location that enables you to run your business as efficiently and effectively as possible. Every business is vastly different, and so are the requirements, but you should look to be located somewhere that ensures the long-term success of your business.
Budget will of course come into this decision, as I’m sure many businesses would want to be based in the Shard but it’s just not possible for everyone. So, considering the best location within your budget is key.
Another massive consideration is transportation and parking options. For many people, if there aren't the right transport options available for them, it’s enough to be a deal breaker for the job. So, you need to make sure that your office space is easily accessible by forms of transport (particularly trains and buses), as well as having sufficient parking. If you do choose a slightly awkward place or somewhere that is expensive to get to, then helping with a travel allowance would be a great idea.
For example, say you choose a location in central London and some of your team are required to drive out of the city for meetings, then you should provide discounted access to a Bond Street car park to make life easier for them. Similarly, if you choose a more remote location, petrol allowances would make a big difference. Choosing an accessible office is absolutely essential.
Whilst location is key, another issue of the utmost importance is the size of your office, to make sure it’s exactly what you need it to be, and that it’s not too big or small. An office that is too big is like throwing money away, and an office that is too small can be really uncomfortable, so finding the perfect size and thinking it through properly is important. Measuring the size of your desks and how many you’ll need and then making an informed decision is key.
If you allow flexible working, you should work out on average how many people come into the office and then go with that, as again, you don’t want to pay for desk space for everyone and then have empty desks most of the week.
Lastly, you need to think about how much work is required to get your office space to where it needs to be. Whether it requires architectural work, furnishings or more trivial things like decor, it all adds up, so you need to make sure you budget everything so you know realistically how much you can spend on the actual office itself!
